What areas do you cover?
All of Fife — KY1 through KY8, plus KY11 and KY12. We also cover South Queensferry (EH30) and Winchburgh (EH52) over the bridge. If you're a letting agent or portfolio landlord based further afield in Scotland, get in touch — if there's enough demand in your area we'll extend coverage.
Are you regulated?
Compliant Letting is a trading name of The Heat Network Ltd, registered Gas Safe number 626544, Worcester Bosch Accredited, FCA authorised for boiler finance (FRN 1054331). Our electrical work is delivered by NICEIC-registered partners. EPC assessments come through accredited DEAs.
What's covered under Plus boiler repairs?
Parts and labour on boiler faults up to £500 per property per year. That covers the vast majority of real-world repairs — pumps, fans, expansion vessels, diverter valves, sensors, condensate issues, gas valves. If you go over the £500 cap in a year, anything beyond is billed at member rate. Repairs are tracked transparently in your dashboard so you always know what's left in the year.
What's not covered?
Boilers older than 15 years, boilers where the original installation was non-compliant, tenant damage or interference, sludge in the system from a lack of inhibitor, and pre-existing faults at signup. We'll inspect during the first service visit and flag anything that wouldn't be covered before you commit.
What happens at the free audit?
Five questions per property — postcode, last gas check date, last EICR date, alarm setup, your email. We pull the EPC from the Scottish EPC Register automatically. You get a written compliance plan within 48 hours showing what's missing, what's due, and what we'd recommend. No obligation, no signup required.
What's the minimum term?
Plans run on a 12-month minimum term to cover the annual gas check, service and admin we deliver during the year. After the first 12 months, plans continue month-to-month and you can cancel any time from your dashboard. Certificates we've issued stay with you whether you continue or not.
Who does the work?
Gas safety, boiler service, boiler repairs, Legionella RA, alarm installation and heat pump upgrades are delivered by our Gas Safe and F-Gas qualified engineer. Electrical work goes to our NICEIC partner. EPC assessments come through our DEA partner. One bill, one point of contact.
How are payments handled?
Monthly subscription is taken by card or direct debit through Stripe. One-off work outside the plan is invoiced after the visit, paid by card or BACS. All prices shown include VAT.
What's included in the boiler service?
A full annual service to manufacturer's standards: flue gas analysis, expansion vessel recharge, condensate trap clearance, filter clean, safety checks and a PDF certificate. Minor consumables are included.
Do tenants get involved?
We coordinate access directly with tenants on your behalf — text reminders, online booking, evening and Saturday slots available. You don't have to be involved. Certificates are sent to both you and the tenant by email after each visit.
Can I switch from Essential to Plus later?
Yes, any time from your dashboard. The upgrade takes effect on the next billing cycle and the 12-month term restarts from the upgrade date. Downgrades take effect at the end of the current term.
